What is "Topping Out"?

In building construction, topping out is a builders' rite traditionally held when the last beam (or its equivalent) is placed atop a structure during its erection.

After topping out, numerous elements of construction remain, including interior finish and most mechanical, electrical, and plumbing systems.

The practice of "topping out" a new building can be traced to the ancient Scandinavian religious rite of placing a tree atop a new building to appease the tree-dwelling spirits displaced in its construction. Long an important component of timber frame building, it migrated initially to England and Northern Europe, thence to the Americas. 

A tree or leafy branch is placed on the topmost wood or iron beam, often with flags and streamers tied to it. A toast is usually made and sometimes workers are treated to a meal. In masonry construction the rite celebrates the bedding of the last block or brick.

In some cases a topping out event is held at an intermediate point, such as when the roof is dried in.

The practice remains common in the United Kingdom, Germany, Austria, Czech Republic, Slovakia, Poland, and the United States.

Liollio was mentioned in the Clemson University + College of Charleston Graduate program publication.  The article above explains the process and collaboration of the double parlor documentation at the Aiken Rhett House.  We are excited to be part of this process and will share more information/updates as we near completion of the renderings!

"Topping Out" at the Charleston Airport!

Yesterday afternoon, the airport team headed out to the site for a traditional topping out party.  Above is a photo of some Liollio + Fentress folks digging into the airport shaped cake!  There was also some delicious barbeque cooked by the contractor and live music!

Dome Steel at the Charleston Airport

Last night the steel for the dome was lifted into place at the terminal roof.  It was adorned with the USA and SC flags along with the signatures and well wishes of the construction team and CHS family!  Tomorrow the construction + design team will celebrate at the "topping out" party to recognize the last piece of major steel, brick, or concrete being placed.

"The Devil in the Details"

Many Liollio folks attended the annual Risk Management Seminar for Design Professionals by Carlock Copeland & Stair Civil Litigation team yesterday.  A lot of great information was taken away on contract DOs and DONTs.

CURI Graduate Education Center

The AIA had a great lunch presentation today from Elizabeth Colbert-Busch and Scott May (LS3P) about the design for the CURI Graduate Education Center here in North Charleston!  The design team is currently working on Design Development documents.  We look forward to following the progress of the project.

Historic Preservation Honor Award for 24 Water Street!

For the past 19 years Palmetto Trust for Historic Preservation, the South Carolina Department of Archives and History, and the office of the Governor have recognized exceptional accomplishments in the preservation, rehabilitation, and interpretation of architectural and cultural heritage with a series of awards.  Yesterday afternoon Jay and Elissa traveled to the State House in Columbia to accept the 2014 Palmetto Trust Historic Preservation Honor Award from Governor Nikki Haley for 24 Water Street!

First Baptist Church & School have used this former residence as a classroom building for nearly 70 years. After a severe electrical fire closed the building in 2012, Liollio was retained to provide a Condition Assessment Report and then to execute a program of preservation and rehabilitation, turning the building into a 21st Century educational space. The goals for this project were not only to repair the fire damage, but also to increase the shared space between the church and school, streamline traffic, provide a welcoming presence, optimize use of limited space and improve energy efficiency.

ADC Client Appreciation Night

Our good friends at ADC Engineering host a night at the Charleston RiverDogs game every year, with food, drinks, and fun! It was a great night, even though the Asheville Tourists won 4-1.

Spoleto Sunset Serenade

To kickoff Memorial weekend and the beginning of the Spoleto Festival here in Charleston several Liollio folks headed out to the Customs House on Friday evening for a free, outdoor concert featuring the Charleston Symphony Orchestra!  The weather was perfect and the music was fabulous!  More information on Spoleto 2014 events can be found here: http://www.piccolospoleto.com/, http://spoletousa.org/.
